The only way Coyotes will lose this auction is if another bidder put in as much work to develop the land. They would have to show renderings, plans on what they would do with the site, their purpose of the land, it has to be better than what the Coyotes will do with it. It is up to the State to determine the winner, right now just for the State to put the land up for auction, they plan on selling it to the Coyotes.
That's gonna cost over $6 billion for all that. The state is paying nothing?

Good luck getting that built. Not only do they need to build a state of the art facility, they also apparently need to build an entire small downtown area to support it. This all ties back to your Ballpark villages video. It's just not sustainable without public funding.
Peeking on the Maricopa County GIS, the 2025 value of the two parcels – land and property – are somewhere just north of $59 million.
If the NHL is serious about staying in AZ, and AZ is serious about keeping the NHL in Arizona (and, I presume, change the name back to Phoenix Coyotes?), then a blow-you-out-of-the-water bid of $100mil would probably cinch the deal.
That arena design, btw, looks like an attempt to produce a SoFi Stadium on a hockey scale. And would the secondary venue end up being a possible practice facility? Or – dare I dream – a home for an indoor football/lacrosse/soccer club?
Arizona simply not a good hockey market. Admit failure and move where they would have fans. Hamilton, Quebec City, Hartford want hockey.

The Coyotes renderings always look very nice but can never get to the finish line, hopefully they finally pull this off.
If the Coyotes can’t get an arena built on this site, the NHL should definitely move the team to SLC or Houston.

Doesn't make sense for someone else to compete in the bidding. If someone has some commercial interest, let the Yotes establish foundations there, then either sublease a portion of that land, or simply buy some adjacent land, since there's plenty of it there.

It's not the Yotes who would be funding this project, Gary Bettman will. The Coyotes wouldn't have that money in a million years.
But seriously though, I hope this happens as a Yotes fan.
